A LARGE portfolio of nine properties forming part of a tract of land that was once earmarked for a progressive townsite expansion in Gidgegannup – 40km northeast of Perth – has hit the market, under instructions by the Mortgagee in Possession.
End-to-end development specialist property services firm Effective Property Solutions (EPS) has been contracted by the Mortgagee in Possession to sell the land package of nine lots, comprising nearly 176 hectares, on Toodyay Rd.
Head of Property Investment at EPS Ollie Salimi said the significant development site land portfolio was zoned ‘Urban’ under the Metropolitan Region Scheme and ‘General Rural and Rural Residential’ under the City of Swan’s Town Planning Scheme.
“These lots were once set to be part of ambitious plans to build a tourist, holiday and lifestyle destination for up to 4,500 residents within the rural townsite of Gidgegannup by former listed property developer Port Bouvard,” explained Mr Salimi.
“Port Bouvard failed to settle on the 483 hectares and after its owner, Perth-based property magnate Michael Coleman, passed away it was sold in 2019 to a private syndicate of business owners.”
Mr Salimi said he believed interest in the land in the scenic Perth hills would be very strong from developers and owner occupiers seeking a rural change.
“We expect robust demand from rural residential developers within Western Australia and Australia and suspect it will also gain attention from offshore developers as this large tract of rural land is ripe for successful urban development,” he stated.
“It’s strategically situated, adjacent to the local town centre which encompasses retail outlets, medical amenities, a primary and high school, and a football oval.
“Any incoming developer would likely be looking to seek approval to subdivide the land into rural residential lots of 2000 sqm to 4000 sqm.
“The land will require connection to scheme water, however won’t need the expensive connection to the main sewer catchment.”
The nine lots forming part of this sale are:
Lots 7, 11, 91, 150, 175, 201, 298, 301, and 800 and total 175.85 hectares.
