Hot on the heels of completing the acquisition of $30 million of land in Henley Brook on behalf of three major land developer Clients, Burswood-based Effective Property Solutions has launched a specialised development services division.
Founder and Managing Director of the specialist property services firm, Erwin Edlinger, said the expansion would allow the group to widen its focus to deliver end-to-end property development services to small and mid-tier investors.
“Thanks to its relative affordability, Perth land and property is in high demand and we’re seeing ever-rising interest in the property development market from small and medium sized investors, particularly those from overseas and Australia’s east coast,” Mr Edlinger said.
“As well as a shortage of homes, Perth is in the grips of a land shortage, and virtually everything available involves complex land holdings, with most lots not yet cleared.”
Managing difficult land acquisitions has become a special focus for Effective Property Solutions (EPS) since it began in 2020, paving the way for it to experience 300 percent growth over the past two years.
In 2022/23, EPS recorded more than $100 million in residential development site transactions, and in the 2023/24 financial year the group already has more than $200 million in residential, industrial and mixed use development sites under contract.
The recently completed Henley Brook project involved the acquisition on behalf of three major developers of 10 land holdings, comprising around 20 hectares.
“Henley Brook is a major growth corridor, and this painstaking project took a number of years due to the complexity involved in identifying the landholdings and negotiating with the various landowners,” explained Mr Edlinger.
“As Perth’s land shortages intensify, more challenging projects like this will become the norm across much of WA, even for in-fill triplex developments and up to 50 lots, making it too time consuming for busy high-net-worth investors to do on their own.”
EPS has also not long completed what it believes to the biggest land assembly project in Perth’s history, acquiring 300 hectares of rezoned land in Bullsbrook for an international developer.
This was undertaken over eight years from 2015, with a value of more than $150 million.
The company’s team, which includes Head of Project sales Sarah Hart and Senior Manager of project development services Ollie Salimi, boasts deep experience in property project sales, marketing, and management, as well as capital raising, development partner sourcing and consultant coordination.
This expertise has been harnessed by its clients to successfully reposition and sell down slow-moving property projects in Beeliar and Viveash.
EPS also enjoys relationships and has an in-depth database with nearly 600 building company representatives, who receive weekly EDM’s on EPS’s appointed residential projects.
