Introduction:
Effective Property Solutions had the opportunity to present 466 Wattleup Road, Hammond Park WA to the open market in 2024. The property was one of the last infill lots in the vibrant and rapidly growing suburb, just 25kms south of Perth’s CBD. The site offered significant potential to a savvy mixed use property developer.
Problem:
The property was a sizeable 2.34 hectares and zoned for mixed use development. The site formed part of an approved local structure plan that included a mix of land uses, comprising a local center with retail and commercial spaces, alongside residential zones. This strategic blend of land uses was designed to cater to the increasing demand for integrated communities.
Solution:
The sale was led by Ollie Salimi at Effective Property Solutions (EPS) on behalf of the private landowner family. The campaign created strong interest from developers, along with media attention, and was successfully sold for $4million with a cash offer.
