PRIME JOLIMONT INFILL LOTS TIPPED TO SPARK MUCH DEVELOPER INTEREST
The release of two prime Jolimont lots is tipped to attract much interest from high density developers, according to development site specialists, Effective Property Solutions (EPS).
EPS is managing the sale of Lot 29 and Lot 31 Salvado Rd, key urban infill residential development sites which form part of the award-winning Parkside Walk precinct.
A joint initiative between DevelopmentWA and the Town of Cambridge, the Parkside Walk precinct’s sustainability features saw it become the first WA development to receive accreditation as a Multi-Unit Residential EnviroDevelopment estate.
EPS has been appointed to sell the lots on behalf of its client who purchased the lots in 2018 with the aim of creating a six-level vertical aged care facility.
Effective Property Solutions’ (EPS) senior manager of project development services Ollie Salimi said the total 4,755 sqm of land across two strategically located lots boasted exceptional high density residential development potential with a permitted zoning of “Residential R80”.
“These are among the last available sites in this sought after project area still to be developed, and these prime lots offer a unique opportunity to acquire rare urban infill residential development sites within a primarily built out and popular residential catchment,” said Mr Salimi.
“Just 4 km northwest of the Perth CBD and within walking distance of Lords Recreation Centre, St John of God Subiaco hospital, Subiaco Train Station, local dining destinations, two shopping precincts and a number of parks, the location offers highly convenient living.
“Jolimont is also situated close to a number of excellent schools and Floreat Beach is a short drive away, making it ideal for families, retirees and professionals alike.
“This is reflected in housing data revealing the median three-bedroom unit price in Jolimont in the year to December 2023 was $1.38m.”
Lot 29 is 2,347 sqm and Lot 31 is 2,413 sqm. The properties are zoned “Residential R80” under the under the Town of Cambridge – Local Planning Policy 2.4.2: Parkside Walk, Jolimont (Design Guidelines).
Parkside Walk has been recognised for achievement across five elements – water, energy, waste, ecosystems and community – providing a more sustainable living option for future residents.
Expressions of interest close Tuesday 12th of March at 2pm WST and can be directed to EPS on 0431 094 839.
